Nobody likes a tax increase. So, when at all possible goverments don't call it a tax increase, when in fact, they extract more money from you.It's frustrating to no end when institutions are sneaky.
Case in point is County Executive Maggie Brooks of Monroe County, NY who announced her budget today proclaiming no increase to the propery tax rate. (Link)
Oh, but something called the "levy" went up.
What they don't share is the formula for computing how much money you have to pay.
((Property Value x Assessment Rate) - Exemptions) x Property Tax Rate = Tax Bill
The assesment rate is the levy. So while the "property tax rate" is unchanged, the total amount owed still goes up.
